Reading through them is good to do. There is a lot there. Take it all in context of how you interact with the potential dangers and assess your individual tolleration for risk. Realestateis about Location. It is great to consider new digs yet buying, demolishing and building anew can be expensive.
When considering work on your home, understand how ptentially caustic substances will be dealt with to minimise that their removal leaves any harmful residuals which could get ingested or otherwise introduced to the blood stream where they can produce greater harm.

Update from Rick Secuda:
The Lagoon maintenance contract was awarded to another contractor who lost the bid last time. They were terrible players when they lost the last bid and it has cost the City and our contractor a pile of money to explain what we are doing and apply for new permits. Our current contractor, AEI, had set the stage for spot dredging and they have the experience and capability to get the work done at a low cost. We cant' afford to lose them now. It will come before City Council on Mar 10 unless we can get it removed from the consent calendar. I'll be working on this, Rich Hedges will spearhead the CVS discussion.
One of our residents has asked that the lagoon be kept down before the first water level increase of 2014 so that work can be performed on his dock. While it is great that we have flexible city management, we want to keep these requests to a minmum and MLAC will continue to encourage homeowners to plan their dock and aterfront repairs well in advance.
South end of the Lagoon would benefit greatly from a dredge
Dept of Public Works is getting settled in. We have a new Lagoon Manager and Co-Deputy Director, Gary DeJesus and and a new Lagoon Manager.(5th in the last 5 yrs) Sarah Scheidt. Rich Hedges
and Rick Secuda will meet with them for a briefing on Lagoon matters as soon as time is available.
Susana Chan, a big ally of ours, remains as Co-Deputy Director. Larry Patterson, the Director of Public Works is serving as the interim City Manager and is currently interviewing for the
permanent position. We hope to be appointed to the interview panel.
One of the more recent lagoon sales, 551 Starboard, overlooks the bird sanctuary and the mountains to the Northwest. It is a 3 bedroom, 2.5 bath, attached single family residence that sold for its asking price of $1,095,000 in 37 days. While at the South end, actively listed is 3299 Los Prados; a completely remodeled 4 bedroom 4.5 bath detached SFR with 3,320 square feet on one of the largest lagoon front lots asking $1,760,000. This comes to market just as 3149 Los Prados, located at the opposite end of the row of SFRs on Los Prados a 3/2 SFR at 2052 sf/ 7750 sf lot sold for $1,188,000.
Our Eastern shoreline has done well with strong sales on the Shoal properties (A SFRs )and even distressed properties including 2305 Clipper which sold for $805,000 as an REO. The price is strong as compared to the value that can be created within 1467 sf of living space by remodeling the 3br 1.5ba SFR on it’s nice sized, 6,600 sf lot. The market low SFR sold in February of 2012 when 1740 Roberta Drive was sold as an REO for $722,200. It had sold last in 2005 for S1,088,000. The 3/2, 1380 sf home sits on a wide 9,300 sf lot and the new owner is well underway with remodeling and expansion to their waterfront estate. With a low number of waterfront sellers and steady demand from those seeking lagoon frontage, buying enthusiasts understand the scarcity and many are valuing it.
Owner’s who would like to better inform their “Seller’s Perspective” may enjoy reviewing a quick Comparative Market Analysis (CMA) of their Home’s value from Lagoon Living. A quick comparable is never a Zestimate, It is an informed, property specific, opinion of value from a licensed, local Realtor immersed in the market with specific knowledge about the subject and comparable properties. The CMA is complimentary. One does not need to list their property to receive a CMA. Owners may need to refinance, understand what their property is worth. It is utilized to inform other goals and needs of a homeowners life. By keeping you informed, you may find me to be ideal in helping you achieve your real estate goals.
Our lagoon neighbor, Deb McNamera & business partner Angela Kilkenny opened their art studio, “Create, Mix and Mingle” this Fall. I wandered into the studio, located in the Parkside Plaza, at Fashion Island Boulevard & Norfolk. They were holding an art class that evening, and my wife and I were invited back to attend. We appreciate art, yet are not particularly artistic and wondered if we would feel
intimidated. Turns out, we had a blast! Greeted enthusiastically and offered a variety of beverages, we toured their beautiful studio which includes a separate wing just for children’s art parties. The adjoined studios offer parents a creative night out while the children are occupied with their own artwork close by. We met Parkside neighbors, walk-in customers and those who had reserved ahead. We discovered that we were not the only ones who hadn’t picked up a brush in a while. Chan, our professional art instructor, introduced the painting that we would masterfully recreate. As he guided us through each artistic step, our hosts ensured we were never without a bit of liquid courage in our glass. The evening brought admiration from new found friends and we each posed with our masterpiece. The experience of enjoying a night out, gaining artistic experience and creating a work of art was delightfully different & fun. Call or stop by to create your next masterpiece! Broken Sewer Lateral Pipes drawing waste water from homes can leach bacteria into the soil and waterway. Get a Free Sewer Lateral Inspection from the City of San Mateo. With the video snake, homeowners can view the inside of the wastewater line. For broken pipes, grants can cover half the cost may still be available.
Dear Parkside and Shoreview Residents,
The PDF link below contains the full package provided by the City of San Mateo at the recent FEMA flood meeting about the levy improvements. Basically, if you have amortgage, you need to write your lender and let them know that "There has been a PHYSICAL MAP CHANGE", (Not just a Lomar, C Loma or Loma change) BUT A PHYSICAL MAP CHANGE (Got it?!). We have now moved from A99 to X (see PDF Map 1st page). You will want to send them a letter stating that you are no longer in a mandatory flood zone and that you would like them to send you a letter stating so. You will then provide this letter to your insurer and either request to cancel you flood insurance with a request for A FULL REFUND OF THE CURRENT YEAR PREMIUMS or request to convert to a Prefered Risk Policy PRP Policy which brings a much lower cost and still provides flood coverage if that is your preference.
I hope that this information is beneficial. If you should need any help or have any questions, please do not hesitate to reach out to me at amlomano@gmail.com or at 650-346-0900.
Congratulations on your liberation from mandatory FEMA flood Insurance!

Do you remember when it snowed this much on the San Mateo Marina Lagoon?
Mr. Lelio Giorgi does. He took this shot in the 1960s from his home on Roberta Drive. The picture looks across to area where Fathom meets
Shoal. You can see that all of Mariners Island is a pasture at this point in time. In the 1970s they would build out Mariner's Island. I have posted a few more pictures below. Mr Lelio Giorgi Left
Picture (He is on the right and a picture of him today).
